The company offers leasing services for industrial and warehouse premises totaling 22,700 sq.m, and office spaces totaling 4,500sq.m. All facilities will be divided into separate sections ranging from 470 to 2,600 sq.m, with the possibility of combining them. Each section will be equipped with engineering utilities, life support systems, and fire safety systems.
Construction
The construction of the Small Industrial Zone (SIZ) is being carried out within the territory of the SEZ “Astana– Technopolis”, on a total land area of 4.5 hectares. The project will create a modern industrial site for the development of priority activities defined by the SEZ’s framework.
Company
The lessor of the SIZ premises is LLP “Astana Small Industrial Zone”. As of October 2025, the company has completed the project design stage and entered the active construction phase. Reinforced concrete works are currently underway on the site for the foundation structure.
The launch of Phase 1is scheduled for the 2nd quarter of 2026.
Market
Kazakhstan is currently facing an acute shortage of high-quality industrial and warehouse facilities. The total supply amounts to 1.13 million sq.m, with a 0% vacancy rate. As early as 2023–2024, occupancy levels reached nearly 100%.
In Astana, the situation is particularly critical: new facilities are being commissioned in limited volumes, available spaces are rapidly occupied by tenants, and new developments are mainly carried out in a Built-to-Suit format for specific clients. Meanwhile, demand continues to grow, further intensifying the shortage and creating favorable conditions for project implementation.
LLP “Astana Small Industrial Zone” is open to signing preliminary agreements with prospective tenants for space reservations, including accommodation of specific technical or production requirements based on tenants’ operational needs.
